Lease Terms
- All EPIC Property Management rental units are NO SMOKING.
- Each applicant 18 and over must fill out an application and pay a separate nonrefundable application fee. (If you have specific concerns in regard to your credit or background issues, please ask before submitting application.)
- If a cosigner is needed, the cosigner is required to complete an application online and meet our criteria as well as complete a Guarantor form that must be notarized and the original returned.
- We do require that the total gross household income exceed 4 times the monthly rent for the property to qualify.
- Listed rent amount is for the first two adults (additional adults are $100/mo per adult).
- Each pet will require an additional 1/2 security deposit PER approved pet. (Where pets are approved.) Please ask for specific limits per property.
- Each pet will increase the rent by $25/mo.
- Limit of 1-2 pets in SFH (if accepted). Please call for specific limits per property.
- All applicants must create a PetScreening profile with up-to-date rabies information, and a picture of the pet/animal as part of the application process. There is a fee for pet profiles only. https://epicprop.petscreening.com
- Tenants are required to maintain their PetScreening profiles for the entire duration of the lease.
- Please contact EPIC Property Management to make sure your pets are an approved breed as some breeds are not approved.
- We do not accept reptiles, rabbits, birds, ferrets, or spiders.
- Secondary Application through PetScreening is required for service animal or ESA (Allow additional time for processing) - There is no fee for this process.
- Renters insurance is required and to be paid in full (info required for lease signing).
- Utilities that the tenant is responsible for MUST be in the tenants name the entire duration of the lease.
- Deposits MUST be made by cashier's check or money order. NO PERSONAL CHECKS FOR DEPOSITS.
- Additional deposit or cosigner may be required after review of Rental Application.
